CONSIDERING BUYING LAND TO BUILD

There is alot to consider before you build.

If you are looking at buying a piece of land to build a home there are a number of things to consider beyond location and price.

1 - Council Zoning
Each council zones land in different areas and applies different rules to those zones. These rules control the bulk and location of the proposed building and building design. If you don't know what the rules are or how to apply them you could end up not being able to build what you want.

2 - Easement and caveats
The site may have additional controls that are specific to the site. These include easements for access and services and caveats which might include height limits lower than the council rules or controls on fencing.

3 - Design Guides
Some sites have design guides which control building form, materials and colours.

4 - Ground Conditions
Understanding the ground conditions is critical to understanding the foundations which will be required and these can vary greatly in cost.

5 - Site Location
Each site has different wind loads, snow loads and sea spray exposure which need to be understood as these have an impact on structural requirements and material selection to ensure long term durability.

6 - Site context
What views does the site have, where are the neighbouring buildings, is the site in a character area, how is the site orientated to the Sun and where are the prevailing winds.

As you can see there is alot to consider before you buy and certainly before you start any design work.
